Client Goals & Ambitions
The clients wanted a modern four-bedroom home that captured the stunning views across Kapiti and made the most of an elevated site. It needed to work for intergenerational living, with comfortable, functional spaces for multiple generations under one roof. Durability was a priority too, with low-maintenance materials chosen to minimise ongoing upkeep. From the outset, the clients wanted to work collaboratively, from section selection through to home design, so the finished property fully achieved their vision.
Challenges
The steep hillside site called for extensive planning before construction could begin. Significant earthworks and retaining wall construction meant roughly three months of site preparation ahead of framing. Ground conditions varied across the site, with seams of loose gravel that made drilling the retaining wall foundations more challenging. Natural springs emerging from the hillside added another layer, requiring water to be safely diverted away from the home and retaining structures.
How We Overcame These Challenges
We worked closely with structural and geotechnical engineers to refine the retaining wall design and ensure it suited the site's conditions. To manage the springs, we designed and installed an effective drainage system that intercepted and redirected the water, preventing it from accumulating behind the home. An experienced earthworks contractor worked alongside the Redwood Builders team to accurately establish all site levels before construction began. By investing the time in planning and site preparation, the construction phase progressed efficiently without costly rework later on. Throughout the entire process, from section selection and design through to construction, we collaborated closely with the clients to make sure the finished home reflected their long-term goals.

Despite the complexity of the steep hillside site, we delivered a high-quality four-bedroom home on time and within the agreed budget. A challenging section was transformed into a practical, functional and visually impressive home that takes full advantage of the Kapiti Coast views. The result is durable and low-maintenance, perfectly suited to the clients' intergenerational lifestyle. Significant engineering, drainage and earthworks challenges were overcome through careful planning, strong collaboration and experienced project management.
