Paraparaumu Beach
Renovation

Client Goals & Ambitions

The clients wanted to transform their existing mid-spec home into a property that reflected the quality of the surrounding neighbourhood. Located in a high-end beachfront area, the home no longer matched the standard of nearby properties or the clients' long-term vision.

The renovation focused on creating a premium home through a 70m² addition, high-end interior finishes, and extensive outdoor living spaces, including large decks and professionally landscaped grounds. The goal was to create a home that complemented its surroundings while providing a low-maintenance lifestyle for their retirement years.

Challenges

This project presented several unique construction challenges.

Ground conditions added further complexity, with retaining walls needing to be constructed in loose sand and a high water table. Every stage of the work required careful sequencing to ensure the project remained safe, efficient and structurally sound.

How We Overcame These Challenges

Our team developed a construction programme that worked with the site's natural conditions rather than against them.

Retaining wall construction was carefully scheduled around low tide to minimise the impact of the high water table, allowing foundations to be completed efficiently while maintaining stability in the sandy ground conditions.

Given the harsh coastal environment, every external fixing was selected for long-term durability. We used 316 marine-grade stainless steel screws, fixings and hardware throughout the project to provide maximum resistance to corrosion and ensure the home would continue to perform for decades in a beachfront setting.

Throughout the build we also implemented measures to protect new materials and finishes from sand, moisture and salt exposure until the exterior cladding was fully installed.

Why This Project Was a Success

The completed home achieved exactly what the clients had envisioned—a high-quality residence that now sits comfortably amongst the surrounding architectural homes while remaining practical for long-term living.

Premium features such as a natural stone gas fireplace, luxury bathrooms, a dedicated spa room, a fully fitted wine cellar and extensive outdoor entertaining areas have transformed the property into a modern coastal home finished to an exceptional standard.

Beyond the visual transformation, the project delivered lasting value through durable construction methods and premium materials specifically chosen for the coastal environment. The clients now have a low-maintenance home that will serve them well throughout their retirement, with confidence that it has been built to withstand the demanding beachfront conditions for many years to come.
