The brief was to build a high-quality home in a stunning coastal location that made the most of its surroundings. Working closely together, the owners and architect designed the home so the main living areas, window seat and master suite all captured uninterrupted views of Castlepoint Beach and its iconic lighthouse. The aim was a low-maintenance home that could be enjoyed for many years with family and friends, complete with a self-contained apartment above the garage to provide flexible accommodation and generate future income as an Airbnb.
Challenges
The site presented significant hurdles. It was steep and sloping, with challenging ground conditions that called for extensive retaining walls to create stable building platforms. A natural spring at the rear of the property added further complexity, requiring a careful drainage design to redirect water safely to the front of the site and prevent water ingress around the garage foundations. The remote coastal setting brought its own demands, where sourcing reliable, high-quality trades and coordinating deliveries required careful planning.
How We Overcame These Challenges
We managed the project with our experienced in-house team from start to finish, keeping quality control tight at every stage of construction. Alongside them, we worked with trusted local contractors who understood the area's unique ground conditions and logistics. Experienced piling specialists installed the retaining wall and foundation piles, giving the home a strong and stable base, while a purpose-built drainage solution captured and redirected the natural spring water away from the building to protect the garage and foundations for the long term. Throughout, close coordination between our team and subcontractors kept construction progressing smoothly despite the remote location.
